  1. Build – maintain relationships with retail consumers and institutional investors
  2. Kept records on collecting payments in my custom CRM system.
  3. Sought out other lenders to refer leads to that I couldn’t help
  4. Train and managed my personal assistant to do website and database management.

My note-buying service purchased promissory notes from the original lender for a discount so he could get his cash upfront instead of waiting for a borrower’s future payments. The types of notes I typically bought were real estate mortgages and private mortgage notes.

I started a note buying service to tie my relationships with the Real Estate Investors Association™ members to leads from my other real estate service, We Lend Money™

I negotiated a note purchase from an investor or a homeowner and then flip that note, typically to an institutional investor but often to other REIA members.

MY MARKETING

My elaborate lead‑generation funnels provided many inbound leads. This is ad explains the benefit’s of our note buying program to private individuals considering selling their notes (85% were private individuals).
