To avoid the crowded, expensive traditional marketing, I created an affiliate program to spread the word about my businesses.

Created a simple way for others to make money by telling others about our products and services. I then gave access to our exclusive business systems so people could make money in their spare time as an affiliate.

Other core duties was to:
- Build and maintain relationships with affiliates
- Keep detailed records in my custom CRM system
- Train and manage a 2-person sales team for affiliate training and database management
Instead of my typical narrow-focused niche target I decided on an extremely wide funnel that would attract the many different groups who could benefit from this affiliate program.
The audience I targeted included real estate agents, real estate investors, bird dogs, contractor those looking for a side-hustle, and the work-from-home crowd that could help their friends and family and get paid for doing it. I created an outreach marketing campaign to target each specific group.
Once the person signed up, they would receive auto responders that gave access to my website with specific directions the proper channel to send me their referrals. They could then download:
- My current properties for sale and rent
- Paperwork I created to find referral opportunities
- My criteria for the real estate deals I wanted
- Marketing resources to attract attention.
I then mailed each affiliate a Jump Start Package that included:
- our company pens
- printed flyers of our homes available
- business cards and acrylic holders for our current marketing campaigns
- a Jump Start booklet explaining the program in detail
The typical referral could bring me several viable deals a year that could generate several thousands of dollars. After 3 years I had 12,500 contacts in this affiliate program database. I would blast out to them when:
- We had a new property for sale or rent
- We had a real estate investing seminar
- We an affiliate member made a big score
KEEP THE BEST AND FLIP THE REST
From a 24-unit apartment complex to a condemned 1 bedroom shack, I had more real estate leads that I could handle some weeks. Luckily, I could keep the best and flip the rest because of my real estate database was enormous.
If I personally didn’t want to keep a deal or that deal was outside of my area, I would get the property under a contract to purchase and then send out a blast to my real estate investing database to assign that contract to another real estate investor.
I did a video about how I got a deal under contract, assigned that deal and made $18k in 18 hours. Not 18 hours of my time; 18 hours’ time, it was 4 p.m. I signed the Purchase Agreement, send the blast when I got home before supper and the next day around 10 a.m. the following day and investor gave me a cashier’s check for 18k. My total time… travel, meet with home owner, meet with the investor, maybe 4 hours. I filmed the whole thing for a course on how I do it a few times a month.

Not only would the affiliate members bring me real estate leads, but often an affiliate member would contact me when they needed to rent a place, sell a house or wanted to get serious about real estate investing and join the Real Estate Investors Association™.
Very often an affiliate member would start as a bird-dog in his spare time and, after making some good money as an affiliate, he’d want to kick it up a notch do to real estate investing full-time. And having someone else introduce your products and services can reinforce trust and credibility without sounding like I’m bragging.
